8i Architects was engaged to design and deliver three healthcare projects for North Lakes, including the Lakelands Medical Centre, the Lakelands Medical Practice and the North Lakes Day Hospital.
The Lakelands Medical Centre is a 2000m2 facility made up of 10 tenancies of varying sizes, consisting of General Practice, Pharmacy, Podiatry, Pathology, X-Ray, Audiology, an Eye Clinic and Dentist. We were initially commissioned by the contractor, Constructions Group, to deliver the Centre, and were subsequently engaged by Lakelands Medical Practice, Gaitway Podiatry and Moreton Eye Clinic to deliver their fitouts.
The developer desired a high level of lettable area. 8i Architects successfully designed a facility that maximised the lettable area, while balancing carpark and utility requirements. The facility was a great success and was fully tenanted not long after construction was completed.
The second facility within the Precinct, Lakelands Medical Practice, consists of a large waiting area with children’s zone, reception, 12 consulting rooms, a procedure room, a four-bed treatment room, nurses’ station, public and staff amenities and staff room.
The new facility was necessitated by the relocation of the client’s long standing (40 year) busy suburban practice.
The Lakelands Medical Practice is an exemplar of how good design facilitates business growth. The client sought to update the practice’s image to grow from a five consulting room practice to 12 rooms. In 40 years of General Practice, they hadn’t been able to attract enough doctors to fill their five consulting rooms. Our design enabled our client to fill 10 consulting rooms in six months, and all 12 rooms within 12 months.
The final facility in this Precinct, The North Lakes Day Hospital, is a standalone extension to the Lakelands Medical Centre and includes a Day Hospital, consulting suites, My IVF (Monash IVF) and Sullivan Nicolaides Pathology facility. There were a number of challenges to this extension, including the need to meet the competing demands of the builder (our client), developer and anchor tenant. Our team worked hard to keep our client’s interests at the forefront, while understanding the developer’s priorities.
This Precinct has been a great success for our client, Constructions Group. There have been very few issues with the projects and the maintenance to the buildings has been minimal due to our selection of robust materials. Meanwhile, the developer has found the Precinct to be a solid long term income-producing asset. Importantly, the Precinct is a convenient and vital hub for families of all ages in the surrounding area.
